Area to Watch: Why more techies are slowly shifting towards north Bengaluru

Post-pandemic, North Bengaluru has become one of the fastest-growing real estate micro-markets, outpacing the eastern IT corridor. Enhanced infrastructure and its strategic location have doubled investments from NRIs and domestic investors. This growth has prompted a gradual migration of the IT crowd from eastern parts of the city to the north, with increased inquiries for rentals and home purchases. According to Prashant Thakur, Senior Director and Head of Research at ANAROCK Group, pre-COVID sales in North Bengaluru were third, but post-COVID, they are now second only to the east.

Micro markets like Bagalur and Hennur in North Bengaluru are gaining popularity due to their proximity to IT hubs like Manyata and Kirloskar Tech Parks. These areas are within 5-6 km of major educational institutions and hospitals. Additionally, NH 44, near Devanahalli, enhances connectivity between Bengaluru, Hyderabad, and Mumbai, making it an attractive location for businesses and investors.
